About Our Company

Dailey Appraisal is an independent appraisal company who services banking institutions, mortgage lenders, finance companies, credit unions and attorneys as well as private individuals in Western North Carolina and North East Georgia.

Our mission is to serve clients with honesty, intergrity and intelligence in all transactions. Clients must know that working with Dailey Appraisal they get quality management which provides greater consistency in properly completed appraisal reports, delivering a quality product every time.

The staff have over 12 years experience in appraisal practice. Our fiduciary responsibilities to our clients come first and foremost.

Service Description:

Confidentially: Confidentially is paramount in the appraisal and real estate world. We represent a client / company as an extension of its business development and market functions. This begins with complete understanding of the client / company's situation, objectives, and constraints. We then represent the client / company quietly and confidentially, sifting through new market developments and new opportunities as is appropriate to the client. Individual clients are treated with the same standards.

Security: All appraisal orders are handled in full compliance with FIRREA, Regulatory Agency, USPAP and FHLMC/FNMA standards. Each appraisal report is thoroughly reviewed by Dailey Appraisal Staff quality control department, experienced in appraisal to ensure compliance with these standards and FHA requirements. The report is further reviewed to assure compliance with specific client underwriting requirements.

Communication: We offer a client / company a way to harness our specific qualities and use our expertise to help provide a quick and smooth flow of information and reports, develop and/or implement plans and help implement better processes of communication and transactions.

Market research: Studying the changing appraisal and closing market and adjusting our services and cost to our clients as the markets change.

Competitive Comparison:

Competition comes in several forms and cheaper is not always better for the bottom line. The most significant competition is companies cutting prices. Financial institutions choosing to do business with companies because they charge less, usually end up with greater cost because of inferior and un-defendable appraisals. Our key advantage in competition with in-house development and under cutting vendors is that managers are already overloaded with responsibilities; they don't have time for additional responsibilities making sure that all appraisals submitted to them meet the quality standards they require.

Inexperienced vendors and appraisers associated with delivering the work at a reduced rate to get more work cannot give proper time to perform a quality and reliable appraisal. Our appraisers are experts in our specific fields, and with the guarantee that our clients will have the top-level people doing the actual work.
